Neither is true. The first consultation is a conversation, not a commitment. Its only job is to help both of us figure out whether building together makes sense — and to give you a clear, honest picture of what your project would really involve.
Here’s what to expect.
Why the First Meeting Matters
A custom home is a months-long relationship, not a transaction. So the first meeting is really about fit. You’re learning whether we’re the kind of builder you trust to be straight with you and show up. We’re learning what you’re trying to accomplish and whether we’re the right team to do it.
Getting that right at the start saves everyone months of friction later. We’d rather have an honest conversation now than discover a mismatch halfway through a build.
What to Bring (and What to Think About)
You don’t need much, and you definitely don’t need a finished plan. But a few things make the conversation more productive:
A rough budget range, even a wide one. It’s the single most useful thing you can share, because it lets us talk in real numbers instead of guesses.
Whether you have land, or are still looking. Both are fine — it just changes where we start.
A wish list and a must-have list. Photos you’ve saved, a Pinterest board, a sketch on a napkin — anything that shows how you want to live.
Your timeline. When you’d like to be moved in, and what’s driving that date.
Questions We’ll Ask You
We’ll spend most of the meeting listening. Expect us to ask things like: How does your family actually use a home day to day? What’s frustrating about where you live now? Are you building your forever home or a ten-year home? How involved do you want to be in the details?
Those answers shape everything — the layout, the finishes, even how we structure the budget. There are no wrong answers. The more honest you are, the better we can build for you.
Questions YOU Should Ask Any Builder
This part matters, and we mean it for any builder you talk to, not just us. A good builder will welcome these:
Are you licensed and insured in Georgia? Ask to see it. This is the floor, not a bonus.
How do you handle the budget — and what happens if costs change? This is where our cost-plus model comes in: you see actual subcontractor and material costs plus a clearly stated builder fee, with no hidden markup.
Who is my point of contact during the build, and how do I see progress? For us, that’s a real person plus the client portal, where you can check your timeline, budget, and daily logs anytime.
What does your warranty cover? You should get a clear answer here. All of our projects come with a one year workmanship warranty, a two year systems warranty and a 10 year structural warranty.
Can I talk to past clients? A confident builder will hand over references without hesitating.
What Happens After the Consultation
There’s no pressure to decide anything at the meeting itself. The consultation is about clarity, not a signature — you should leave knowing more than you came in with, whether or not you ever build with us.
